Buying in Sacramento
I explain every step before it happens. You’ll always know where we are in the process.
Clear communication every step of the process.
Many clients I work with are either first-time buyers or haven’t purchased in a long time. Either way, clear communication is what you can expect.
I enjoy being a guide for my clients during the escrow process, so each step will be explained beforehand so you know what to anticipate.
The purchasing process requires an extensive amount of paperwork, from the initial offer, to disclosure forms, to the final signing. You’ll have a clear understanding of what you’re signing and why it’s important.
From the first visit at your future home, to submitting the offer, to showing up at the inspections, to getting the keys at closing: I’ll be with you every step of the way. I don’t hire assistants to do my legwork, I don’t farm out the paperwork to a transaction coordinator, so you’ll receive my full attention throughout the process.

How we’ll
work together
From the first call to the keys, you work with me directly.
- 01
Talk
We start with a phone call about what you need, what you can spend and where you want to be.
- 02
Pre-approval
I’ll explain the importance of being pre-approved, and connect you with a lender you can trust.
- 03
Tour
Different neighborhoods, different styles. Zillow tells you a lot, but it can’t tell you how a house smells.
- 04
Offer to keys
I explain each stage before it starts, from strategy and negotiation to inspections, escrow and closing.
The buying process, explained
This is the outline I walk every buyer through. Bookmark it.

Choose a solid realtor for your team
It’s important to start the process off right by picking a realtor you trust.

Choose a realtor who is responsive, knowledgeable, and professional. You’ll be spending a lot of time with your agent so pick someone who is easy to get along with and works at your pace.
- 02
Get pre-approved
Shop smarter by getting pre-approved for a loan.

For starters, it’s a bummer to look at homes and THEN realize they’re out of the price range. Secondly, it can take a few days to get pre-approved. Being pre-approved allows you to make the offer right away when you do find your dream home.

Start touring homes!
This can be an exciting and enjoyable part of the process.

I encourage my buyers to check out different neighborhoods and different styles of homes. You may not realize what you like and don’t like until you see it in person. There is no substitute for seeing a home in person and getting the “feel” for it. Zillow can give you a lot of info, but it can’t tell you how it smells.

Making the offer
Here is where it gets a little more involved and we’ll have to carefully strategize.

Offers are more than just the dollar amount. You will decide on things like: who pays for the escrow cost - who pays for title insurance - how many days until we close - how long will our inspection period be - how will city and county transfer fees be split - do we make an as-is offer - etc. While it sounds like a lot, I’m here to help with all of that.
- 05
Negotiations / offer accepted
This is where experience counts.

I’ll be in contact with the listing agent, building rapport and trust. This way I’ll be able to communicate what I know and when I know it. If we need to negotiate, you can rely on my years of experience to get us through.
- 06
Escrow!
People often are confused by the term “escrow.”
To put it clearly, escrow companies are essentially a neutral, third party. Escrow companies are in charge of getting both the parties to sign the closing documents, providing a title report, and issuing environmental hazard reports. Once we’re “in escrow” it means that we’re actively working on the purchase of your house, and that nobody else can buy it from under you.
- 07
Inspections/investigations period
Learning about your new home.
One of my most important roles is helping you determine the condition of your future home. The investigation period is when I’ll arrange various inspections, typically home, pest, sewer, and roof inspections. We’ll also receive disclosure paperwork from the sellers, who are legally bound to record any known issues. This step concludes with removing the inspection contingency, asking for a repair or credit, or canceling the purchase entirely if needed.
- 08
Appraisal
The appraisal is an estimation of value conducted by an appraiser.
All lenders will have an appraisal completed to ensure you’re not overpaying. Typically, the appraisal period lasts about 17 days (they run concurrently with the inspection period).
- 09
Contingency removals (inspections, appraisal, loan)
When you remove a contingency, it’s like you’re saying, “Yup, this part of our job is done and we’re moving along!”
You’ll remove the contingency once you’re done with your inspections, the appraisal, and after your loan officer tells me the loan will be funded (there could be other contingencies too, such as the sale of an existing property). Often, they are removed one at a time after the task is completed.
- 10
Closing
Closing is an exciting time.
You’ll sign the closing paperwork, get all your documents, wire any down payment, and do any final paperwork from the seller or myself. On the last day the funds will transfer and the home will be recorded with the county recorder. Once it’s on record, the house is yours!

Getting the Keys! Congratulations, you’re a homeowner!
The best part of the process! You get your keys and take possession of your new home.

Post-closing
Sometimes you’ll still need my services after you close.

Need a recommendation for a contractor? Need to have a seller pay a portion of their rent-back deposit? When is trash day? I’m still your realtor even after you move in. I’m here to help, so reach out if you need anything!
Do I need 20% down to buy a house in Sacramento?
No. FHA loans allow as little as 3.5% down, conventional loans can go well below 20%, and eligible veterans can use a VA loan with no down payment. Your lender will show you the trade-offs, like mortgage insurance, for each option.
How do you get paid as a buyer’s agent?
Before we tour, California requires a written buyer-broker agreement that spells out my compensation. Most of the time the seller ends up covering it. If a seller won’t, we talk it through together before you write an offer, so nothing about it surprises you.
How much cash do I need besides the down payment?
Besides the down payment, plan for an earnest money deposit that goes toward your purchase, the inspections you choose, and closing costs covering title, escrow, prepaid insurance and interest, and lender fees. Before we make an offer I’ll walk you through your real numbers so nothing is a surprise.
Can we offer less than the asking price?
The right strategy depends on how long the home has been listed, how many offers are on the table, and what the seller needs. I call the listing agent before we write anything so we know what will actually work.
How long does buying a home take?
While shopping for a home, we move at your pace. Once we are in contract, escrow itself is typically 30 days.

“Joe is incredibly responsive, and we never had to wait long for a reply to any question or concern we had.”
